2020 saw more people stuck in their homes than ever before. Restrictions and distancing guidelines prevented most of us from going out to our favorite restaurants, theaters, and other hangouts. Sitting around for an extended period of time with nothing to do takes both a mental and physical toll. If you own a multi-family property, you may have wondered to yourself how to make things more bearable for your tenants--and retain them in the future. Adding in some fun common spaces could be just what you need for your building!

Create a Greenspace
Spending time outdoors is one of the best activities you can do for your health. If you have extra land around your building, look at renovating it into a garden and patio. Especially if your building is located in the heart of the concrete jungle, a greenspace like this can act as an oasis and add some beautiful color. Your tenants can have a cookout, play yard games, warm up by a fire pit, or simply stop and relax with the sights and sounds of nature. This can also be a great idea if your tenants have pets that need a place to burn off some energy. Add a few shaded spots with seating and it’s perfect for any get together!

Game Room
Arcades may have been highly popular back in the day, but trust us, they haven’t lost their charm. You can easily add a piece of nostalgia to your building! All you need is a room big enough to house a few machines. Some TVs, a few classic games, a pool or air hockey table, and comfy chairs will make it complete! Colorful neon lights will really teleport you back into the days when nickel arcades were all the rage. Kids of all ages will love having a spot to game on with their friends!

Movie Theater
What’s better than sitting back with a snack and watching your favorite film? A small theater in your building will draw in those movie fans who want to get the big theater experience, without paying the big ticket price. All you need is a projector, a screen, speakers, and a few loungers or couches for viewers to sit on. It’ll also improve your cinema room if you add sound-absorbing pads. That way any late-night showings won’t disturb your other tenants.

Workout Studio
Group workouts are both a good way to socialize and stay in shape! In fact, 47 percent of renters say they’d like to have a gym or other workout space in their building. Personal fitness is on the rise, and adding a place for your tenants to exercise will add to your building’s appeal. Constructing a weight room or aerobic studio on your property is fairly easy to do. All you need is a few free weights or machines and some additional pieces like yoga balls, mats, or bands. Your tenants will appreciate having somewhere they can get in shape and bond!

Kid’s Playground
If you have a lot of parents with young children in your building, they could both benefit from an outdoor or even indoor play area. Kids will be able to blow off steam running around the jungle gym, and parents can sit and talk with each other. Having an indoor playground adjacent to a workout studio or other common area you have will allow for parents to have some alone time and still be able to supervise their children. It’s also convenient for rainy days!
