Some of the most common types of commercial building inspections include:

  • Pre-purchase inspections. Once you determine if you like a commercial building, its location and whether it has enough usable square footage and ample parking, consider the substantial costs to repair a roof or replace a commercial chiller. A building owner may rely on NPI to perform an unbiased commercial property inspection before the tenant takes possession of the building, and again, after they vacate the building. 

  • Triple net leases (The tie breaker). When a tenant and building owner disagree on whether a roof-mounted air conditioner, etc., should be repaired or replaced, National Property Inspections can act as an impartial tie breaker.
  • Draw inspections (on new construction and remodels). When the builder completes a certain percentage of work on the property, they ask the bank or lending institution for a “draw.” NPI inspectors have performed thousands of such requests to verify if the amount of money requested for the property is fair and reasonable for the amount of work that has been completed.
  • Site review, pre-purchase or pre-construction. Sometimes a quick meeting is all that is needed. (E.g. the occasion NPI made a short stop to discern the building’s electrical service was not nearly large enough to meet the client’s needs.)
